Renter Responsibility & House Rules

A maximum of ten (10) guests are allowed to occupy the house overnight at any given time, unless special arrangements are made.
Special arrangements can been made in advance for up to 2 extra persons in single beds at an additional cost of $60 or 40 euros a day
per person. If at any time the number of guests occupying the house exceeds the number agreed upon, the owner or his agent
reserve the right to terminate the rental and ask the renters to vacate the house. The owner also reserves the right to retain the full
amount of the security deposit. If the rental is terminated no funds will be returned.

The renter signing the contract is responsible for the correct and decent behavior of his/her party, including the supervision and
safety of all children at all times.

The renter is responsible for maintaining the house, grounds, and pool in good condition. Furniture should be kept in place and not
be moved. Furniture, furnishings, equipment, etc. should not be removed from property for any reason. If any property is damaged
or lost, this should be reported as soon as it is known to the owner or his agent so that appropriate action can be taken to repair
taken to repair or replace property.

The renter is expected to maintain the general cleanliness of the house. The kitchen must be left clean upon departure. All dishes,
silverware, pots, pans, etc. must be washed and stored. Garbage and extra food should be disposed of before departure. If the
kitchen is not clean, the owner or his agent may charge as appropriate for cleaning and deduct these costs from the security deposit.
Garbage should be disposed of regularly at sites in Trevinano, Acquapendente, or San Casciano as no garbage pickup is provided
in Italy.

The swimming pool and the pond are not enclosed by fences and there are no lifeguards. Use of the pool and grounds, including
the pond, is at the risk of the renters. Children must always be accompanied by an adult when using the swimming pool or visiting
the pond. No diving is allowed in the pool and no swimming is allowed in the pond.

No pets are allowed and no smoking is permitted in the house, portico, or pool area.
No camping is allowed on the property.

Complaints
We make every effort to maintain the house, grounds, and pool in good condition at all times. However, if there are problems it is
the duty of the renter to notify us. Any complaints about the property upon arrival must be made by telephone, email, or in person
to the owner or his agent within 24 hours of arrival so that the owner or agent can take appropriate steps to correct any problems.
Any problems that occur during the rental period should be reported immediately to the owner or his agent so appropriate action
may be taken as they arise.

In the event of any dispute concerning the terms and conditions of this contract, the Italian laws will have jurisdiction.
