General Statement
We have restored and furnished Podere Palazzo with care, and hope you will rent and maintain it as guests in the home of
friends. You are not renting from a commercial agency but from owners who love this house, these grounds, and this part
of Italy. We fell in love with the area after visiting it for many years, and hope you too will appreciate all it has to offer. We
also hope you will enjoy this house as much as we do and treat the house, grounds, and pool with respect.

Rental Period
Podere Palazzo is available on a weekly basis from Saturday to Saturday.
Check-in time is between 3 p.m. and 6 p.m. In the case of a late arrival due to travel problems, we will make every effort to
accommodate our renters. However, for arrivals after 10 p.m., unless prearranged, we cannot guarantee access to the house
until the next day. If for any reason renter and party arrive late or leave early, owner or owner's agent must be notified ahead
of time so that proper arrangements can be made regarding keys and security deposit. If the renter arrives late or leaves early
for any reason there will be no adjustment to the rental price.
Check-out time is 10 a.m. You must pay for damage caused to the property and additional services used at check-out or they
will be deducted from your security

Included Costs

• Cleaning: final cleaning on Saturday and 3 hours cleaning on Wednesday between 9.30 am and 12.30 noon.
• All utilities: electricity consumption up to 200 kwh.
• Linen and towel change, including pool towels: weekly.
• Pool cleaning.
• Gas for hot water only.
• Wood for fireplaces: the equivalent of half the amount stored under outdoor fireplace is provided for
  your use. Any additional wood consumption will be assessed at check-out and charged accordingly.

Services and Additional Costs

• Telephone: there is a cell phone for your use at the property that works with a pre-paid card. We
  will charge you based on use and if you foresee using it a lot let us know and we will load extra
  minutes/euros for your use. Italian cell phones are free for incoming calls. If the telephone is
  lost or broken a 100 euro charge will apply.
• Extra house cleanings can be provided during your stay at Podere Palazzo and needs to be arranged
  with owners ahead of time. This service will be charged 12 euros x hour.
• Heating: calculated according to the fuel used. Fuel is charged at 3.50 euros per unit/cubic metre.
• Electricity: consumption in excess of 200 kwhs will be charged at 0.62 euros per kwh.
• Baby sitter: dependent upon availability, 15 euro per hour.
• Camping bed or crib for infants: 20 euro per item x week, linen is not provided (high chair is included)
• Groceries: 30 euro plus grocery purchase costs.

All listed extra charges must be paid in cash at the end of each 7 day period or they will be subtracted from security deposit.

Booking, Payments & Cancellations
A deposit of 40% of the total rental price is due at time of reservation and the balance is due no later than 42 days (6 weeks)
prior to the beginning of the rental period. This date will be specified at time of booking. For reservations made 42 days or
less before rental period, full payment is due at time of booking. Receipts for the deposit and final balance due will be mailed
or emailed when payment clears. Deposit and final payment must be made by check. Deposits and final payments will not be
refunded for cancellations prior to rental date unless we are able to rebook the week reserved. If as a result of circumstances
outside the owners' control, the house is not available for the specified rental period, the owner or authorized agent will im-
mediately notify the client and reimburse the full amount paid, but will not be liable for any charges for travel arrangements.

We strongly advise all renters to obtain travel insurance including coverage against trip cancellation to protect them in case of
unforeseen events that might cause the trip to be cancelled and to cover the remote possibility that due to circumstances beyond
our control the property cannot be occupied during the time period specified.

Security Deposit
A security deposit of 1,500 euros in cash or travelers checks (double signed) is due upon arrival. This deposit will be held by the
owner's agent until the time of check-out. If preferred the security deposit can be paid prior to guest arrival at Podere Palazzo
with a check for $2,250 made to the owner, and to be received at least one week before rental period begins.

After renter's departure, the house, grounds, etc. will be inspected by the owner or his agent. Deductions for damages caused
to the house structure, the garden and pool area, all internal and external furnishings, the equipment, or any loss of property
or equipment will be made at this time and the balance minus these deductions will be refunded by check to renter and mailed
back within 48 to 72 hours after departure.

Instructions on how to get to Podere Palazzo and how to obtain keys will be provided to the renter at time of final payment.

Payment for heating and telephone, extra cleaning costs and any extra expenses incurred during the holiday period must be
paid in cash at departure in euros or they will be deducted from security deposit.
